Got Project Management?

multifamily redevelopment project managementProject management– is it optional, or indispensable?   The answer depends on how invested you are in the outcome of your multifamily redevelopment project. Whether your firm owns apartments that need renovation or redevelopment or your group plans to acquire value-add communities, you need the right representation to guide you through the process.

Navigating the construction and renovation world can be intimidating, not to mention expensive. Without the necessary expertise in multifamily construction and remodeling, how will you protect your business and get the most out of your renovation budget?

While you may view a project manager as an extraneous expense, the truth of the matter is that experienced project management pays for itself many times over. Just one misstep in the redevelopment process can be a costly waste of both time and money.

3 Ways Hotel Design Can Help You Build Better Apartments

At Professional Multifamily Redevelopment, we renovate both apartments and hotels. While each has its own particular challenges, the two are more alike than you might think. Below, check out our 3 tips for using hotel design principles to improve apartment design.

take apartment design tips from upscale hotels

Approach space-planning with efficiency in mind.

Even in high-end boutique hotels, the rooms are often very small. Yet these rooms are often quite comfortable and livable, thanks to smart space-planning. First, identify the activities that will take place in the apartment-rest, relaxation, cooking, dining, etc.-and think about how you perform each of those actions.

maximize space in apartment design

Try to maximize space as much as you can without negatively affecting flow and function. For instance, can you reach the kitchen cabinets with the dishwasher open? Do you have doors that open into each other? These might seem like minor annoyances, but they add up over time. Consider traffic flow, usability of appliances and cabinets, and storage.

lighting design in multifamily development

Create a quality lighting scheme.

Part of the appeal of a luxury hotel room is how it meets your every need even in a small space. This is especially true when it comes to lighting. Hotels do a great job of providing both ambient and task lighting. There should be good lighting in the bathroom for applying cosmetics, as well as in the kitchen for food preparation. However, it’s also important to provide ambient lighting via ceiling fixtures for other spaces like the living room, bedroom, and hallway. A dark, gloomy interior won’t have your residents feeling pleased with their choice.

flexible space planning for apartment design

Design for flexibility.

Even a spacious apartment still requires some concessions to small space living. Try to design apartments that allow for flexible use by the residents. For instance, open floor plans can provide plenty of options in furniture arrangement, traffic flow, and even purpose of the room. (Is that open space a living room/dining room combo? Could it be a living room with an office area? What about all three?)

Ultimately, hotel rooms allow us to enjoy the best of both worlds- compact, efficient space, and intuitive, user-friendly design. Who’s Your MVP? Demonstrating Value in the Multi-Family Housing Industry

multi-family housing maintenance Who is the most valuable team member on your apartment community staff?

I’ve had the good fortune to work with some of the Nation’s leading apartment management firms and owners, and I have heard this debate for several years. What will make and keep residents happy? One of my strongest marketing philosophies is to provide great service to your client, the resident.

When it comes to apartment living, who is in the best position to provide remarkable service month after month to your residents?  Who is most visible in delivering value to those residents, making them feel good about the rent check they write out each month? The answer is simple-your apartment maintenance team.

Things will go wrong occasionally no matter what, but “Johnny-On-The-Spot” service is greatly appreciated at those times.  In fact, a unit repair is an opportunity for success, allowing your maintenance team to demonstrate quality work and customer service.  Prompt attention to the matter and to the resident’s concerns, quick turnaround on the repair, and a confident follow-up from maintenance personnel are the ingredients for a happy, satisfied resident.

Is your maintenance crew ready to consistently deliver top-notch service? Residents understand that things break, equipment fails, and “stuff” happens.  By turning their potential nightmare into a satisfying customer service experience, you will strengthen your client relationship and your brand.  Marketing that level of commitment to your clients is just as important.

Have you prepared your team to be your ambassador?  By equipping your apartment maintenance staff with knowledge, customer service skills, proper tools and equipment, and most importantly, experienced support, you will establish trust and loyalty with the very folks that matter most, your current residents.

Do you agree or disagree about the role of maintenance staff in resident retention and satisfaction?  I’d love to hear your thoughts, so leave a comment below.
